It is not a check of ownership, title or approvals. A listing shows a verification result only when Finobazaar has checked something, and says what was checked.

What should I check before paying for a property?
  • The seller's ownership: the registered sale deed and the chain of earlier deeds.
  • The land records (jamabandi or record of rights) and mutation in the seller's name.
  • An encumbrance certificate, so you know of any loan or claim on it.
  • Approvals: land use conversion, layout or building plan approval, and RERA registration where it applies.
  • Paid property tax and utility bills, and a visit to the property itself.

Never pay a token amount before you have seen the property and checked its documents. An advocate can do these checks for you.
