A loan against property is secured by a residential or commercial property you own. You keep using the property, but it stays mortgaged to the lender until the loan is repaid. The amount depends on the lender's valuation of the property and your ability to repay.

What lenders usually look at
- Clear title and the lender's valuation of the property
- Income and existing EMIs
- Credit history
- All owners of the property usually join as applicants
General guidance, not any lender's rules. Each lender sets its own criteria.
Papers lenders commonly ask for
- Identity and address proof (for example Aadhaar, PAN, passport or voter ID), as the lender asks
- PAN card
- Recent photographs
- Income proof: recent salary slips, Form 16 or bank statements for salaried applicants; income tax returns and business or professional records for the self-employed
- Title documents of the property, approved plan and recent tax receipts
Share documents only through the lender's official channels. Finobazaar does not ask for them with an inquiry.
Before you sign
- If repayments stop, the lender can act against the property. Borrow an amount you can repay with room to spare.
- Compare the total cost, not only the interest rate: processing fee, other charges and taxes are added to what you pay.
- Valuation and legal checks may carry their own charges; ask in advance.
- Ask how prepayment, part-payment and foreclosure work and whether any charge applies to your loan.
- Ask the lender for the key fact statement or sanction letter and read the rate, all charges, the repayment schedule and what happens if you pay late, before you sign.

Questions
Can I use a loan against property for any purpose?
Lenders usually allow many purposes but may exclude some. The end use the lender allows is in its terms; ask before you apply.
